Some assets, such as real estate, have the potential to increase in value as you own them.

The danger of "flipping" real estate is that you'll buy your home when prices are high and need to sell it when housing prices are down.

Dual-Purpose Investments

A dual-purpose investment, like a home, is an asset that gives you enjoyment and has the potential to increase in value.

Some real estate gurus will encourage you to buy a house, live in it, fix it up and sell it quickly for a profit. This is called flipping the property. The danger, however, is that youll buy your home when prices are high and need to sell it when housing prices are down.

You might also enjoy investing in collectibles, art, stamps, coins, antiques, or memorabilia. However, it is difficult for a novice to make money and there is no return on your investment until you sell it.
